Timber Species. Different timbers respond differently to sanding. Hardwoods such as blackbutt, brushbox and spotted gum often require more work than softwoods like hoop pine.

Floor Layout and Access. Narrow hallways, staircases and rooms with many corners take longer to sand due to the detailed edge and hand-scraping work required.

Repairs and Imperfections. Nail punching, filling nail holes and fixing imperfections add time to the job. We do not recommend gap filling between floorboards, as timber naturally expands and contracts and fillers can crack or push out over time.

Existing Coatings or Adhesives. Floors with old varnish, polyurethane, shellac, paint, vinyl adhesive or carpet glue require additional preparation before sanding can begin.

Type of Finish. Your chosen sheen (semi-gloss, satin, matte, ultra matte or raw natural matte) does not drastically change the price, but the coating system and number of coats required can influence the total cost.

Optional Staining. If you want to change the colour of your floors, staining is an additional process and priced accordingly. We can do from a range of colours and can provide samples of colours on our colour chart. We can also do a white wash finish and a raw natural finish.
