Before the Work Begins

Every project starts with a detailed consultation so we can understand your goals and recommend the best approach for your floors.

Tom will visit your home to inspect the condition of the timber, talk through the finish you are hoping to achieve, and offer honest advice based on the space and how it is used. During this visit, the entire floor area is measured accurately using a laser system, allowing us to provide a precise estimate rather than a rough guide.

Within two days of the visit, you will receive a fully itemised written quote by email. Once approved, we schedule a start date that suits you. A few days before work begins, we touch base to confirm everything is ready and answer any final questions.

On the scheduled day, we arrive between 7am and 8am. The property must be vacant, with all furniture removed, so the floors can be worked on efficiently and without interruption. Depending on the size of the project, we generally allow up to a week to ensure the best possible result.

Day 1: Sanding and Preparation

The first day involves the majority of the technical work, with preparation playing a critical role in the final outcome.

We begin by punching down any nails where required and filling nail holes and minor imperfections using a colour-matched filler selected to suit the darkest board. We do not recommend filling gaps between boards, as timber naturally expands and contracts with changes in temperature and humidity. Gap fillers often crack or push out over time and can compromise the appearance of the floor.

Once preparation is complete, the sanding process begins. This includes coarse sanding to remove old coatings, medium sanding to level and refine the surface, and fine sanding to achieve a smooth, even finish. Edges are sanded right up to skirting boards and kickboards, with hand scraping used in corners and tight areas where machinery cannot reach.

Before any coating is applied, skirting boards, walls, and benchtops are dusted down, and the entire floor is vacuumed thoroughly. By the end of Day 1, the floors are clean, smooth, and fully prepared for coating.

Day 2: First and Second Coats

With sanding complete, the coating system is applied. A sealer coat is laid first to protect the timber and create a stable base. Once this has dried, a second coat is applied to build strength, clarity, and durability.

Drying times vary depending on humidity and ventilation, but Gold Coast conditions typically provide excellent airflow, allowing the coating to cure efficiently.

Day 3: Final Coat (If Required)

Some homes benefit from a third coat for added protection and a more refined finish. This is commonly recommended for Cypress Pine floors, rental properties, busy family homes, commercial or high-traffic areas, and clients seeking a premium result.

At this stage, you can also select your preferred sheen level, including full gloss, semi-gloss, satin, or the popular silky matte finish.

When You Can Walk on Your Floors

Light foot traffic is usually fine the following day. Socks or stockings are recommended during this period, and chairs or furniture should not be dragged across the surface.

When Furniture Can Be Moved Back

Most furniture can be safely returned after three to five days. Felt pads should be placed under all furniture legs to prevent pressure marks and protect the coating. Heavier items such as fridges, dining tables, and large couches should always be carried in and positioned gently.

When Rugs and Mats Can Be Used

Rugs and floor coverings should be left off the floors for ten to fourteen days. This allows the coating to cure sufficiently so moisture does not become trapped beneath fabrics. Full curing generally takes up to 28 days, depending on environmental conditions.

Extra Handy Tips

For best results, keep pets off the floors for the first few days, maintain good ventilation where possible, and avoid cleaning with water during the first week. Pot plants should not be placed directly on the floor until curing is complete, and if possible, projects are best planned while the home is empty or during a holiday period.
